500 Incorrect on the 60k exempt tax advice (without context). To keep it simple if you make 45k wages, you’d only have 15k of room for tax free cap gains. If you exceed that income from wages, then all cap gains are taxable. For most people who earn a living, cap gains fully taxable. Some opportunity for low earners or if your income is volitile (self employed). Numbers above illustrative, look up exact thresholds.

He really struggled through that home loan payoff question. “Peace of mind” is not an explanation I expect from financial advisor. Also wanting “optionality” for future investments when he’s in fact doing the opposite by locking up equity in a non-liquid asset. Lost a bit of credibility in my eyes.
